Fair value for a Black PVD Rolex Explorer 14270 ?

Watchfinder.co.uk have an Explorer 14270 with a PVD'd black case and (what looks like) a Maratac Nato fabric strap.
It's going for £3450 has a few minor chips to the edge of the glass but is otherwise in great condition. However I'm aware that Rolex won't ever service a PVD'd case, and I'm also wondering what value is lost by the original strap being replaced with a fabric one?

In my opinion, yes it is insane to pay that kind of money for a pvd treatment.. especially if it is the case only. A Rolex bracelet is worth a thousand by itself.

However.. some people like to have a "custom" piece.. if it's what floats yer boat, go for it..

Look great to some, but dont buy if you think you may later wish to sell it, as its got a very limited following , and Rolex wont repair ,I believe , and parts are very hard to find as Rolex only let their authorised repairs have them.
