I'd say listen to the Universe ---

This is like found money - if there is a watch you've been targeting, it is the universe telling you that you should have it...

If there is nothing that strikes your interest right now, don't try to force it...

put the cash in a high interest savings 'Watch account' until you find your target...


either way - this money should be spend on something that represents that it is gravy - if not a watch, then some kind of frivoulous item of joy that will return hige dividends in sentiment and memory - a trip, a getaway, even something for the wife...

money thrown on the pile is rarely meaningful...

Since you already have the money set aside for the house updates why not get the watch IMO... Not like your buying the watch on credit.

You have enough watches. Take your family on some ultra-cool vacation that you guys always dreamed of.

Driveway/landscaping? You'll never get your money back on those "investments" in the value of the house.

put none of it towards the current property, work on that as you go

put all of it towards a much cheaper but mortgage 300-less-a-month than the rent situation,
then use the 300 a month as partial or part of that as payment on the improvements of place one,
and have your equity built and your wealth somewhat sheltered.

look at the guys Watch collection so far...obviously has a fair income, and still managed to end up with a tax Refund...

I don't think he needs any investment/financial advice from us...

Seriously, buy the watch! I gather you are like me in that you may acquire a small number of watches that mean a lot to you that you will hold on to. In that case, life is short....go for it! If you are adding number #20 to your collection, the marginal value of another watch isn't going to be worth the opportunity cost. My $.02. Good luck with it!

I'd take care of the house stuff first.

Many view a tax refund as "free money," but it is, in the first place, your hard-earned money that the government got to use, interest free, all year.

Our accountant tells us that "break even" at tax time means just the right amount is being withheld for taxes along the way. If you're getting a refund each year, adjust the withholding.

It's money you didn't know you had, you've saved up for landscaping (no debt), I can't see the issue you'd only be looking at it in the bank, so go have some fun, you've obviously worked hard for it and your priorities are right otherwise you would have already spent the landscape money on watches.
