You aren't that under water on it. I was assuming it was only worth what you paid for the land. Could you lease it to other people who own their own trailers? Maybe 1 trailer per acre?

Am I crazy - this seems like an easy solution:
It's seller/owner financed - I would tell them you are done with the property and they are beat. I doubt they will go through the expense and legal hassle of taking you to court over it. Mail them the keys and be done with it. Why are you still dealing with this issue? Just be done with it already. You have an easy out.

I'm in contact with the company. Possibly will accept a negotiated payoff amount. Think it's worth it? I owe $40,000. Wondering if they would accept half? It's 5 acres. Paved road. Well and Septic. Or should I just dump the whole thing lol

Just my idea here - and sorry for your predicament
If you can’t afford to keep up a negative cash flow on the property, write that off against income taxes, then have the trailer condemned. I know this sounds crazy, but I’m sure you have it insured. The tenant has done something to cause the structural failure of the subfloor. The zoning/building dept for that County can condemn it as unsafe. File your insurance claim for reimbursement - turn the check over to the mortgage service company and sell the land at auction on courthouse steps. Don't if anyone feels like discussing this again. But, this property was affected by hurricane Michael. Just got off the phone with the insurance company and the mobile home is a total loss. They're writing me a check for $16,000
My question is, considering the mortgage as discussed in the first post, what is the best thing to do with the $16K?? Remove the old home, put something else, rent again, etc. Or take the cash and try to sell the vacant land. That would also leave me with a close to $40K mortgage to deal with as well. Just trying to get ideas on what's the best course to take. |
