Our agent mentioned that the potential buyers in this case had "some financial problems" in the past, too.  And geez, we bought our first house in 1987 and I have no memory of how we financed it. 		 No. I was originally going to get a 25 year, as that is where we are in our current mortgage. But, I got a 30 year instead. Monthly, we plan to pay what we are paying now on our current mortgage, which will be around $150 more than is required on the new mortgage. After playing for a couple of hours with mortgage calculators, I figure that should allow us to pay off the loan in 20 years. So, in practice, we will have a 20 yr loan - but we got the 30 year as a backup juussst in case we should ever hit a bad financial rough spot. In such a dire situation, it would be helpful to have the option to pay a lower amount if it came to that. Sort of a safety net, if you will. Does this make sense?   It was tough to explain!
