What are some necessary home improvement/home modernization items for you?
I want to do some stuff to my house. New outdoor fan, new outdoor speakers, reseal my saltillo tile indoors...
What were some things you did to your home or have in your home that made life easier, nicer, more fun, etc

My wife and I were talking about this last week after living in our renovated house now for 4 years.
Radiant in-floor heating for winter and a variable speed A/C unit for summer. Also, an induction cooktop. Helps keep the kitchen cooler when I am cooking big meals.

Get your garage floor done. Not epoxy but step up to polyaspartic. I have had 0 problems in the past 2 years. I get more compliments on the garage floor than anything else.
Super easy to keep clean. I use dawn dish detergent and water. Pretty simple. |

In the last 4 years I’ve replaced my roof, installed a whole house generator, replaced the pump and salt cell for my pool, had custom plantation shutters made and installed in all the front windows, pulled the carpet in the only 3 rooms that had it and installed wood flooring, replaced all 3 elf-height toilets with older adult height toilets, painted every room but the master bedroom, had custom made full floor to ceiling height bookshelves (12 ft) with a custom library ladder and relandscaped the front yard. I’m 100k into this update. I still need to update the master bedroom and replace all (7) ceiling fans in the house with necessary electrical work. And in another year or two we plan to gut the master bath, shift the master closet and move the laundry into the master closet and turn the current laundry room into a proper butlers pantry.

To each their own as they say…
Home automation has made mine more comfortable: Nest thermostats, Sonos speakers, Hue lights, Roombas, Dysons fans,. Did solar around 10 years ago and it covers half our usage, I believe it’s time to add another 4kws and battery backup while the government is back financing it and the weather is likely to create more havoc. I really enjoy growing cactus and succulent’s in the ground and in pots. Our fruit trees are doing great also. I’m still working on staying in the same house while my better half shops for new ones :) |

they have 'professional' solutions also. -------------------------------------------------------------------------------- in as far as other home upgrades... I suggest doing an addition to your home, like building on a Bell Tower. ![]() I've always wanted one... and I know where to get new manufactured brass bells. |

I just moved into a 1970’s Condo unit. While it had some nice upgrades already done by the seller, I chose to do the following. Some necessary, others I simply wanted.
Electrical upgrades, new SS kitchen appliances, upgrades to entry way and master BR walk in closets, and major bathroom renovations, along with new AC wall units. In time, I’ll swap out laminate kitchen countertops to quartz. |

We/I have done some form of upgrade to every room of our house and the best have been the bathrooms. We were considering moving closer to where I work and when looking at houses in our price range, none of the bathrooms compared to what I did to our master bathroom. We never moved.

I need to do so much work to my townhome. It’s your typical 1920’s metropolitan townhome. Structurally built well, but no imagination in the design or layout. Semi-updated, but would need more money than I’m willing to part with to make it ideal.
Maybe one day. I’ve got 27 or 28 years left on a 2.0% fixed mortgage so it’ll be around for a long, long time. Don’t love it at all, but financially it’s been an incredible purchase. I often wonder how many people are in the same boat. Bought pre-C19, low fixed mortgage, no intent on selling. Just an opinion, but the old philosophy of trading up to a forever home might become a thing of the past, and replaced with renovations/updates to accommodate lifestyle changes. Contractors should have a great next few decades! |
